The
Office of Business and Neighborhood Enrichment, of the City of Lauderhill,
offers a wide range of affordable housing services to provide more
opportunities for income-eligible residents, as well as, prospective
residents to participate in Housing programs administered under the
State Housing Initiatives Partnership (SHIP).
The
Office of Business and Neighborhood Enrichment also administers The
Community Development Block Grant (CDBG) Program, which is a
federally funded grant program designed to help communities with their
greatest community development needs. The primary statutory objective of the
CDBG program is to develop viable communities by expanding economic
opportunities, principally for persons of low and moderate-incomes.
Economic Development:
The primary
purpose of the economic development efforts of the City of Lauderhill are
that of stimulating the economy, expanding employment opportunities,
encouraging the establishment and growth of commerce and industry—to
principally enhance the well-being of its residents.
STATE HOUSING INITIATIVES
PARTNERSHIP (SHIP)
This program provides a
comprehensive funding package for local and state affordable housing
programs. Funds derived from new and existing documentary stamp taxes on
deeds are channeled directly to local governments on a formula basis for the
development and maintenance of affordable housing. SHIP funds may be used to
implement a Local Housing Assistance Program (LHAP), which includes locally
designed strategies to create or preserve housing programs within the local
jurisdiction; to provide local matches to obtain federal housing grants
programs, such as HOME, and to fund emergency repairs by existing service
providers under weatherization programs.
The Office of Business and Neighborhood Enrichment, of the
City of Lauderhill has developed a wide range of affordable housing services
to provide more opportunities for income-eligible residents, as well as,
prospective residents to participate in the
First-Time Homebuyer - Purchase Assistance Program and for
income-eligible residents, whose homes are in need of repair/rehabilitation,
to participate in the Minor Home Repair / Rehabilitation Assistance
Program.
The
City
expends the
funds, for the First-Time Homebuyer - Purchase Assistance and the
Minor Home Repair / Rehabilitation Assistance programs
as loans, to provide down payment, closing
costs or repair/rehabilitation costs to qualified persons, the funds are
awarded on a first-come, as-needed basis; to the extent funds are available.
The loans in both programs are non-interest bearing, not a monthly payment
lien, and are recorded as a second mortgages at the Broward County
Courthouse, with a Forgiveness Clause,
forgiven at a rate of 20% a year over a 5 year term. Any remaining amount
must be fully re-paid if the residence is sold, rented, refinanced or the
title to the house is transferred before the end of the 5-year term.
The First-Time Homebuyer - Purchase
maximum award amount is $10,000.00 and cannot exceed a
cumulative total of twenty percent (20%) of the purchase price.
The
assessed values of existing homes cannot exceed $250,000.00 and new homes
purchases cannot exceed $250,000.00. The applicant is required to make a
minimum contribution of two percent (2%) of the purchase price of the home.
The Minor Home Repair / Rehabilitation
subsidy amount
is $15,000.00. Health and Safety related repairs are made and may
include, but are not limited to: Roofs, electric, air-conditioners,
plumbing, heating, ceiling and wall repair, sewer, floors, sprinkler
systems, driveways, etc.
