INCOME
Annual income cannot exceed the amounts determined by HUD.

• Child support is included in the income calculation.
• Third-Party Verification are required. For applicants with employers that participate in The Work Number, please call the Grants Division for verification instructions.
• All household members income must be included in the income determination.

ELIGIBLE PROPERTIES
Purchase price limits are subject to change on an annual basis. New and existing units: single-family, villa, townhome, or condominium located within Lauderhill city limits.

• Housing value cannot exceed the following for the Broward County Median Purchase Price:           
  • SHIP – 90% average area purchase price
  • HOME – 95% average area purchase price
• Properties with unpermitted structures, unsatisfactory title searches, and multiple mortgages will be deemed ineligible.
• Applicants of the owner-occupied rehabilitation program must resided in the property and occupy as the primary resident for at least one year from the date of application submittal.

All properties assisted by the City must be located within the city limits of the City of Lauderhill. The property shall not consist of more than one (1) residential unit. The property must serve as the homeowner’s primary residence. Examples of ineligible units are: multi-unit dwellings, such as mobile homes, duplex, triplex, and quadruplex. Examples of eligible units are: single-family, townhomes, condominiums, and villas. Applicants must provide proof of homeowner insurance, as required by an Interlocal Agreement or funding source.

Properties with unpermitted structures and unsatisfactory lien and/or title searches will be deemed ineligible. Applicant must cure the deficiencies before further consideration can be given. For City permit and lien matters, applicant must consult with the City’s Customer Service Division for corrective action(s). For title issues, applicant must consult with the named mortgagee as listed on their title report for corrective action(s). Proof of correction must be submitted by the applicant, then placed in the applicant’s file.

ASSETS

The applicant’s household cannot own or have assets exceeding $40,000. Monetary gifts and real estates are included in the asset calculation.

• This includes assets located in foreign countries.
• Explanations of deposits are required for all deposits made for $100 and greater.

CONFLICT OF INTEREST

No assistance will be provided to City of Lauderhill employees. No assistance will be provided to immediate relatives of employees without the expressed written permission of the City Manager or the funding source if required.  Full disclosure on the part of the applicant will be required at the time of application through the use of the Conflict of Interest Disclosure Form. Failure to disclose said relationship will result in an immediate rejection of the loan or may require full repayment of the loan including interest accrued at the maximum interest rate allowed. Immediate relative for this purpose is defined as a spouse, parent, child, brother or sister of the applicant. All program participants will be required to sign a Conflict of Interest Disclosure by the provisions of 24 CFR §570.611 with respect to conflicts of interest.

ADDITIONAL INFORMATION

Applicants with reverse mortgages will not be assisted. Applicants are required to be current on all City service, mortgage, property taxes, homeowner association fees, and property/flood insurance policies/payments. Applicants seeking funding with cash value assets that exceed $40,000 at the time of application are considered ineligible. Monetary gifts and real estate are included in the asset calculation. This includes assets located in foreign countries.
